Andrew McLeish1 StarWR Service Limited (WR) carried out, a D&B roof contract amounting to £72,577 & fitting out contract for £39,970 for me in 2015 / 2016.
I was working out of the country, so WR proposed that it would provide photographs and a progress statement fortnightly to facilitate the valuation / payment procedures. It provided some photographs & I gave up asking for the same.
On completion, I was generally pleased with the quality of WR’s work, however, in time, issues became apparent, such as the quality of the paint. The main issue, however, was created by WR’s attitude, which was unprofessional & dismissive – hoping that
problems would resolve themselves. There were some other more
fundamental problems, which were:
1. Drainage and guttering installations. Not resolved to this day.
2. WR had built-in previously dismantled mirrored wardrobes that my tenant had stored in the eaves of the house. After WR left site, at my expense, these mirrored wardrobes had to be cut
up to enable them to be removed so that the eaves cupboards could be used as intended. I
had intended to re-use the mirrored wardrobes in one of the bedrooms, but their replacement, due to WR’s mismanagement, became a fait accompli.
3. In the main bathroom WR:
a. Disposed of a cast iron bath and replaced it with a pressed steel item, without any discussion.
b. Installed clear glass (instead of opaque) in a large window.
c. Installed a towel rad on the heating circuit.
d. Wrongly handed the entrance door (causing it to strike the aforementioned towel
rad).
4. In the loft WR:
a. Installed the towel rad on the heating circuit.
b. Installed the rad in the walk-in wardrobe on the hot water circuit.
c. Wet room, the drainage slope was insufficient meaning that water escaped from
the room into the bedroom. WR never accepted responsibility for this and I ended up
installing a stone bund and a shower rail and curtain to partially obviate the problem.
d. The last item causes issues when using the WC in the wet room (the path to the WC is usually wet).
5. WR finished significantly late on both contracts.
6. WR provided no handover files (products used, names, numbers etc.)
Whilst, I am not happy about the above listed issues, I have either lived with them or resolved them myself, at no cost penalty to WR. I only became aware of the following issues (at 7. below) in October
2023, when a piece of plastic came loose from my roof dormer (the noise of it flapping woke my son).
I video-ed the item and sent same to WR, who told me that it was the dormer flashing that had
snapped in two, but which was out of warranty. When I informed WR that I had bought and paid for a lead flashing, WR kept repeating that my work was out of warranty. WR’s refusal to return and replace the flashing caused me to look more closely at other issues.
7. WR used materials that were not as agreed and paid for:
a. The aforementioned plastic in lieu of code 4 lead for flashings to sides of a large dormer window.
b. From photographs that WR provided, I can see that OSB boarding in lieu of WBP hardwood plywood has been used to form a large dormer window.
c. I have noticed that WR priced for a 6-panelled fire door to the loft area (to match those in the rest of the house), but, in lieu, installed a plain flush door.
There could be still further issues. The one I am most concerned about is the installation (or not) of a vapour barrier preventing condensation transfer from the living space into the roof structure. I have
asked for WR to provide me photos (not provided contemporaneously) to prove that it installed
a vapour barrier (VB) between the plasterboard and insulation, and they have ignored this request. I have checked the building inspector’s (BI) exchanges with WR over this particular matter. WR informed the BI that insulation was installed, but no evidence of a VB was ever provided. I have
informed WR that they have cheated me by installing cheaper alternatives but they have ignored my references to this subject.

Their timekeeping was impeccable, turning up on time, every day and completing a full day's work. Before leaving they would make sure to clean the area completely. The work was done to a high standard. What impressed us the most was the amount of preparation and attention to detail. We were so happy with WR on every level we had them do our bathroom and are currently completing the refurbishment of our kitchen/dining room/hallway and installing a new kitchen.
